Cleaning/Taxes:
The above prices do not include a cleaning fee of $250, NM Gross Receipts Tax of 8.3125%, and Santa Fe Lodger's Tax of 7%. These fees are added to all rentals.
 
Discounts: We offer the following discounts (except Holidays and July/Aug): For each stay of 6 nights, get the 7th night free. Stays of 30 days or more are not subject to taxes.

Parking: Off-street parking for 3 vehicles is available at Casa de Alma. Santa Fe Ordinance prohibits the parking of recreational vehicles at the property.

Transportation: Albuquerque International Airport is 60 miles South of Santa Fe. For those desiring a rental car, advance reservations are strongly recommended. Scheduled bus and limo service is available.

*On occasion, we can accommodate guests for less than the minimum stay during peak periods, depending upon our schedule. Don't hesitate to ask!

Short-term Rental Policies

Payment and Deposits

Guest must provide a valid credit card upon booking. Credit card will be charged 25% of rental fees as a deposit; the balance due will be charged to card on file 60 days prior to date of lease. PLEASE NOTE: Peak seasons of July, August and Holidays - the balance due will be charged 90 days prior to the start date of lease; no refunds will be issued after 90 days from the start date of lease. Guest’s credit card may be used for miscellaneous requested items or for damage that has resulted to the rental property during occupancy. (It is rare to have assessed a damage charge to our guests. Damage charges will be assessed only after a thorough discussion, arriving at reasonable replacement/repair costs.) Taxes are required for all hotel rooms, licensed vacation rentals and B&B establishments in Santa Fe and these fees are added to all rentals less than 30 days.

Check-In/Check-Out

Check in time is 4:00 P.M. Check out time is 10:00 A.M. Guests shall vacate the premises at the expiration time and date of this agreement and waive all rights to process if they fail to vacate the premises upon termination of the rental period. After final payment, Guests will receive additional information regarding key access for check-in and instructions for check-out. A $50 fee is charged if keys are not returned. We do our best to honor early check-in or late-check out requests within an hour or two. However, we cannot confirm until the week of your arrival.

Cleaning Fee

A cleaning fee of $250 is charged on all rentals, which shall be applied to cleaning the property at the end of the term. If renting for more than seven days, a complimentary 3-hour cleaning will be scheduled weekly during your stay which includes changing bed linens, laundering towels, vacuuming, etc. Guests are expected to maintain the property in a good, clean, and ready to rent condition, use the property only in a careful and lawful manner, and follow check-out procedures regarding removal of food waste. The Guest understands that GV Properties, Ltd. reserves the right to charge an additional cleaning fee on Guest’s credit card if condition of the property upon expiration of the term of occupancy requires housekeeping services beyond what is normally expected. Any children staying as guests are requested to be respectful of the bedding and furnishings at Casa de Alma, including duvets and bedspreads, as well as being consistent in using the dining table for all meals and snacks.

Housekeeping during Occupancy

Should the Guest require additional housekeeping services during the term of occupancy beyond those listed above, those services are available for an additional fee of $30 per hour.

Cancellation Policy

If the Guest cancels this Agreement more than sixty (60) days before the lease term begins, a cancellation fee of 10% of the total agreed-upon rental for the leased period will be deducted from any refunds. If cancellation is made sixty (60) days or less before the start date of the lease term, no refunds will be issued. For peak season rentals (July, August, Thanksgiving and Christmas), no refunds will be issued for cancellations less than ninety (90) days before the start date. See Payments and Deposits above.

Trip Insurance

We highly recommend you purchase trip insurance to protect yourself if you need to cancel your booking. We recommend you visit http://www.insuremytrip.com/ for a comparison of travel insurance options.

Phones

A long distance block is activated at the premises that will require Guest to use a credit card or long distance calling card to have long distance telephone service. We highly recommend using a cell phone during your stay for outgoing calls.  

Smoking Policy

Casa de Alma is a non-smoking property. Patios or outside areas are provided for smoking.

Pet Policy

Arrangements for pets (dogs only – maximum of two) must be made at time of booking. A pet fee of $45/night will be added to the seasonal rate. Damage caused by pets, shall be the responsibility of the Guest and shall be deducted from the Guest’s credit card.  Read more about our Pet-Friendly Policy.

Maximum Occupancy

The occupancy limit for Casa de Alma is 6 (six) adults.  2 additional small children can be accommodated on the sofa bed upon request. 

Amenities

Casa de Alma is stocked with bed/bath towels and linens, bath amenities, bathrobes, toilet paper, Kleenex, paper toweling, kitchen towels, cleaning supplies, laundry detergent, and other common consumables.  These items are for use by Guest during the term of occupancy and may not be removed from the premises.

Good Neighbor Policy

The neighborhood surrounding Casa de Alma is a quiet residential area.  The Guests shall be considerate of neighbors, respecting the rights of the surrounding property owners. Santa Fe Ordinance requires that guests not create noise or disturbances such as loud parties after 10 PM, or loud TV or stereos, that are likely to disturb or annoy the surrounding property owners.Creating a disturbance of the above nature, particularly where police officers are summoned, shall be grounds for immediate termination of this agreement and Guests may be requested to immediately vacate the premises.

Insurance

Owner’s insurance does not cover loss or damage to Guest’s personal possessions and Guest shall bear the risk of loss of all Guests’ property. Guests and Guests' Guests shall hereby indemnify and hold harmless GV Properties, Ltd. against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the GV Properties, Ltd. may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests and Guests if such coverage is desired.

Sublets and Inspection by Owner


The Guests shall not sublet the property. GV Properties, Ltd. or its representative has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by GV Properties, Ltd. to enforce this agreement. Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household. 

Substitutions


In the unlikely event that Casa De Alma becomes unavailable for any reason, we will refund your money in full and refer you to a Santa Fe rental agent who will attempt to find you a comparable substitute property. It will be at your sole discretion to rent a less or more expensive property. Our liability is limited to the refund of all sums paid by Guest to GV Properties, Ltd. No further liability to the Guest shall be provided.

Environmental Issues


Guest is leasing a residential home. Many unknown conditions at any home can cause injury or illness to the occupants. More frequently, cases are reported in which occupants of a home suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.)  The Owner is not qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness. Any suspicions that such a condition exists at the property, are required to be promptly reported to GV Properties, Ltd. immediately. For any and all fire-related, police-related or health emergencies, call 911 first. Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property. Recycling bins are available and we encourage guests to contribute to a cleaner environment by recycling in the bins provided.

Controversy


The laws of the State of New Mexico shall govern all controversies and disputes between the parties.  All controversies or disputes shall reside in Santa Fe County, New Mexico regardless of where the rental agreement was initiated. Guest shall be responsible for any attorney’s fees and other expenses incurred by the Owner should Guest breach this agreement.
