Casa De Alma Rates & Policies

Casa de Alma is a one-of-a-kind luxury vacation rental for discerning travelers and their families. We are owner managed and operated, offering competitive rates and the highest level of attention to detail. Our response to the recession has been to roll back our rates to 2005 levels. We're also offering a 7th night FREE for every 6 nights booked (except holidays.)

Cleaning/Taxes:
The above prices do not include an exit cleaning fee of $175, NM Gross Receipts Tax of 8.0625%, and Santa Fe Lodger's Tax of 7%. These fees are added to all rentals.
 
Discounts: We offer the following discounts (except HOLIDAYS): For each stay of 6 nights, get the 7th night free. Please inquire about discounted monthly stays. Stays of 30 days or more pay no taxes.

Parking: Off-street parking for 3-4 vehicles is available at Casa de Alma. Santa Fe Ordinance prohibits the parking of recreational vehicles at the property.

Transportation: Albuquerque International Airport is 60 miles South of Santa Fe. For those desiring a rental car, advance reservations are strongly recommended. Scheduled bus and limo service is available.

*On occasion, we can accommodate guests for less than the minimum stay during peak periods, depending upon our schedule. Don't hesitate to ask!

Short-term Rental Policies

Payment and Deposits

Guest must provide a valid credit card upon booking. A 25% deposit is due at time of booking and the balance due will be charged to credit card 45 days prior to arrival date. Guest’s credit card on file may also be used for miscellaneous requested items and damage that has resulted to the rental property during your occupancy. (We have never charged anyone for damage and would always discuss mutually agreeable repair/replacement costs with guests before charging your card!)

Cleaning Fee

A Cleaning fee of $175 is charged on all rentals, which shall be applied to cleaning the property at the end of the term. If renting for more than seven days, a complimentary 3-hour cleaning will be scheduled weekly during your stay which includes changing bed linens, laundering towels, vacuuming, etc.  Guests are expected to maintain the property in a good, clean, and ready to rent condition, use the property only in a careful and lawful manner, and follow check-out procedures regarding removal of food waste.

Housekeeping during Occupancy

Should Guest require additional housekeeping services during the term of occupancy beyond those listed above, those services are available for an additional fee.

Cancellation Policy

If the Guest cancels this Agreement more than 45 days before the commencement of the term of occupancy, the rent deposit will be refunded, less a handling fee of $50, plus New Mexico Gross Receipt Tax.  All other fees paid under this agreement will be refunded. If the Guest cancels this Agreement 45 or fewer days before the commencement of the term of occupancy, the Guest shall receive a refund only if Camino Properties LLC is able to find a substitute occupant for the term of occupancy. If a substitute occupant is found all sums paid by the Guest shall be refunded to the Guest, less the rent deposit, plus New Mexico Gross Receipt Tax. If a substitute occupant is not found, Camino Properties LLC will credit your payment and applicable taxes, less the rent deposit, toward a future rental date at Casa de Alma within one year, based on availability and season. We cannot rebook using cancellation credits during July, August, Thanksgiving or Christmas, therefore guests must use their rental credits during other times of the year regardless of when the cancellation occurred.. (This is the best cancellation policy you will find anywhere in Santa Fe!) We provide this policy because we know that sometimes emergencies happen – and we don’t believe anyone should lose their entire vacation. Alternatively, if you want to insure your trip, we recommend you visit InsureMyTrip.com or another travel insurance website for a comparison of travel insurance options.

Phones

A long distance block is activated at the premises that will require Guest to use a credit card or long distance calling card to have long distance telephone/fax service. Should a Guest charge long distance telephone calls to the phone in the property, the Guest agrees to be responsible for long distance charges incurred during the Guest’s tenancy.

Smoking Policy

Casa de Alma is a non-smoking property. Patios or outside areas are provided for smoking.

Pet Policy

Arrangements for pets (dogs only – maximum of two) must be made at time of booking. A pet fee of $25/night will be added to the seasonal rate. Damage caused by pets, shall be the responsibility of the Guest and shall be deducted from the Guest’s credit card.  Read more about our Pet-Friendly Policy.

Check-In/Check-Out Policy

Check in time is 4:00 P.M. Check out time is 10:00 A.M. Every effort will be made to accommodate early check-in or late check-out; however, unless Guest arranges this prior to arrival, it is expected that check-in and check-out times will be honored. After final payment, Guests will receive additional information regarding key access for check-in and instructions for check-out.  A $50 fee is charged if keys are not returned. 

Maximum Occupancy

The occupancy limit for Casa de Alma is 6 (six) adults.  2 additional children can be accommodated on the sofa bed upon request. 

Amenities

Casa de Alma is stocked with bed/bath towels and linens, bath amenities, bathrobes, toilet paper, Kleenex, paper toweling, kitchen towels, cleaning supplies, laundry detergent, and other common consumables.  These items are for use by Guest during the term of occupancy and may not be removed from the premises.

Good Neighbor Policy

The neighborhood surrounding Casa de Alma is a quiet residential area.  The Guests shall be considerate of neighbors, respecting the rights of the surrounding property owners. Santa Fe Ordinance requires that guests not create noise or disturbances such as loud parties after 10 PM, or loud TV or stereos, that are likely to disturb or annoy the surrounding property owners.Creating a disturbance of the above nature, particularly where police officers are summoned, shall be grounds for immediate termination of this agreement and Guests may be requested to immediately vacate the premises.

Insurance

Owner’s insurance does not cover loss or damage to Guest’s personal possessions and Guest shall bear the risk of loss of all Guests’ property. Guests and Guests' Guests shall hereby indemnify and hold harmless Camino Properties LLC against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Camino Properties LLC may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests and Guests if such coverage is desired.

Inspection & Termination by Owner

The Guests shall not sublet the property. Camino Properties LLC or its representative has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Camino Properties LLC to enforce this agreement. Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household.  Camino Properties LLC reserves the right to terminate this agreement with a 45-day written notice.  Upon such notice, all deposits will be refunded in full and every effort will be made to find you a comparable vacation rental.
